Private lending · Secured against property

Bring us the situation. We structure the solution.

Gresco Group arranges private lending secured against property: first and second mortgages, lines of credit, bridging and development funding. We work with a network of private lenders and funding partners on transactions that need commercial thinking, not a comparison table.

Gold Coast, Queensland · Australia wide Secured against property 0402 292 052

Business purpose only, for ABN holders including sole traders. Gresco Group is not the lender, is not an Australian Credit Licence holder and is not a credit representative. General information only: not credit advice, and not an offer of credit.

The Gresco approach

Most lenders read a policy. We read the asset.

01 · Bring us the situation

Tell us the shape of it.

Three answers, and you get back what Thomas would want to see before he could say anything useful about it. No rate, no figure, no timeframe and no indication of approval, because none of those is ours to give.

Security
Purpose
Position

The chooser needs JavaScript to run. Without it this page shows one worked example — a residential security funded as working capital in a first mortgage — and that is the answer below. Nothing else on this page depends on scripting.

Bring it to Thomas as it stands. Before he could say anything useful about a residential security funded as working capital in first position, he would want to see:

  • the title, who is on it, and a current view of what the property is worth
  • what the funds are for in the business, and where the money to repay it comes from
  • that the security is clear, or what would have to be paid out for it to be

Where the answers meeta residential title carrying a business facility, so it rests on the business purpose declaration and the trading records behind it. In first position there is no incumbent to bring into it, so the title is the record that matters.

Nothing here is sent until you choose to send it. What you pick on this page stays in your browser unless you go on and submit a scenario, and the notice on that step sets out what is collected and who it goes to.

02 · What can be arranged

Structures, not products.

Two half-arches standing apart, gold arcs tracing the span that is missing.
The arch that cannot close.
A gold keystone suspended above the gap between two half-arches, lit.
The piece that makes two halves hold.
The arch complete, gold at the crown, light coming through the opening.
Set, and the light comes through.

Every one of these is secured against property and taken for a business purpose. Which one fits is a conversation, not a form.

Gresco Group does not lend its own money. There is no book to sell you: the structure is built to fit the transaction, then taken to the private lenders and funding partners whose appetite actually matches it. The terms of any facility are the funder’s, not ours.

What we do not arrange
We do not arrange consumer credit. No owner-occupier home loans, no personal finance, and no lending to an individual to buy, build, renovate or refinance a residential investment property.

03 · How a deal runs

One line, four entries.

No timeframe is published on this page, because a timeframe is a promise and nobody has made one. What is published is the order things happen in.

A four-stage engraving of an arch being built: a single voussoir, two piers, the timber centring, then the keystone set in gold.

Entry one

The situation

You describe the transaction, the security behind it and what has to happen. A phone call, not a form.

Entry two

The shape

Thomas puts a structure to it, and tells you plainly where it is difficult and what he would still need to see.

Entry three

The funder

It goes to the lenders and funding partners whose appetite actually matches the transaction.

Entry four

The terms

Any offer, and every number in it, comes from the funder. Gresco Group is not the lender and does not set them.

04 · Where we stand

What we are, and what we are not.

Said plainly, because for this buyer the plain version is the trust play.

Our role
Gresco Group arranges funding. It is not the lender, and any credit is provided by the funder on the funder’s own terms.
Licensing
Gresco Group is not an Australian Credit Licence holder and is not a credit representative.
How we are paid
Fees and commissions may be payable to Gresco Group by a funder, by you, or by both. Ask us how we are paid on any transaction and we will tell you. Any terms, and every number in them, are the funder’s and are set out in writing before you proceed.
Regulation
Business-purpose funding only. Where a borrower is an individual, including a sole trader, Australian credit law presumes credit is consumer credit unless the business purpose is evidenced by a business purpose declaration taken before credit is provided, in the form the law prescribes. That declaration is given to the credit provider, and Gresco Group is not the credit provider. Holding an ABN is evidence that a business exists. It is not that declaration, and it is not a legal exemption.
What we do not arrange
We do not arrange consumer credit. No owner-occupier home loans, no personal finance, and no lending to an individual to buy, build, renovate or refinance a residential investment property.
Who we arrange for
ABN holders, sole traders included.
Where
Gold Coast, Queensland, arranging Australia wide.
What is not here
No rate, no fee, no figure, no timeframe, no case study and no testimonial appears on this site. None has been substantiated for publication, so none is published.
Advice
Nothing on this site is credit advice or an offer of credit, and nothing on it is an indication that finance is available or would be approved.

05 · Straight answers

The five questions we actually get.

Split stone with molten gold run through the full length of the fracture and pooling at the base.
A deal that broke, repaired.
How fast can you move?

That depends on the transaction and on the funder, and neither of them is ours to promise. What we can tell you is what makes it quick: security type and location, your estimate of value, existing debt against it, the amount, the term and the exit. Arrive with those six and the first call is the useful one.

Do you lend your own money?

No. Gresco Group does not lend its own money and is not the lender. There is no book to sell you: the structure is built to fit the transaction, then taken to the private lenders and funding partners whose appetite actually matches it. Any credit is provided by the funder, on the funder’s own terms.

Is my deal too small, or too messy?

Bring it as it stands. We arrange for ABN holders, sole traders included, Australia wide, secured against property and for a business purpose. A transaction that sits outside normal lender policy is the ordinary case here, not the exception.

What does it cost?

Every number comes from the funder and is set out in writing before you proceed. No rate, fee or figure is published on this site, because none has been substantiated for publication. Fees and commissions may be payable to Gresco Group by a funder, by you, or by both. Ask us how we are paid on any transaction.

How is this different from Gresco Capital?

They are separate sibling companies and neither is a subsidiary of the other. Gresco Group arranges private, property-backed, complex or urgent transactions. Gresco Capital handles the mainstream commercial lending market through banks and non-bank lenders. Each refers work to the other where it belongs.

Step 1 of 6

Step 1 of 6 — The purpose

What is the funding for?

Start here. This answer decides whether Gresco Group is the right firm for the transaction at all.

If any answer other than the first applies, please do not send this form. Gresco Group arranges business-purpose funding only, secured against property. It is not an Australian Credit Licence holder and is not a credit representative. Consumer lending — a home to live in, a residential investment property, or anything for personal, domestic or household purposes — is arranged by licensed credit providers and licensed credit assistance providers, and it is not what we do.

Step 2 of 6 — The borrower

Who is borrowing?

We arrange funding for ABN holders. If the entity is not registered yet, leave this blank and tell us on the call.

Step 3 of 6 — The security

What is it secured against?

Step 4 of 6 — The funding

What the funds are for

Refinancing or releasing equity: choose a settlement to meet if a date is already fixed, otherwise working capital. Set out the detail in the situation box on the next step.

Step 5 of 6 — You

Gresco Group Pty Ltd is collecting these details so we can contact you about this transaction and put it in front of private lenders and funding partners. Sending them discloses them to those funders. The full collection notice is with the send button, and our privacy policy explains how we hold, use and disclose what you give us.

Ring now with this sheet in front of you and quote that reference.

Gresco Group Pty Ltd (ACN 699 619 568, Gold Coast, Queensland, thomas@grescogroup.com.au) collects your name, your phone number, your email address if you give it, and the transaction details you enter here, so that we can contact you about this enquiry, understand the transaction, structure it, and present it to parties who may fund it. Without a name and a phone number we cannot come back to you or take the scenario anywhere. Where a broker, accountant or solicitor refers you to us, we may also receive your contact details and a description of the transaction from them before you contact us. No law requires us to collect any of this; you give it to us so that we can act on it.

Gresco Group is not the lender. Arranging funding means passing your information on, and by sending this you consent to us disclosing it to: private lenders and funding partners whose appetite fits the transaction; valuers, solicitors, accountants or a referring broker, where that is needed to progress it; Gresco Capital Pty Ltd, a separate sibling company that is neither our parent nor our subsidiary, where a transaction belongs in the mainstream market they handle; anyone you ask us to deal with; and anyone we are required to disclose to by law. Each of them is a third party that decides for itself what it does with the information. We do not sell your personal information and we do not rent or trade contact lists.

Please do not send health information or anything else sensitive. If you give us another person’s details, such as a co-owner, a guarantor or a director, please make sure you have their permission and let them know we have them. We do not obtain a credit report at this stage, and we will not obtain one without your written consent.

Enquiries sent through this site are received and stored for us by our website host, whose systems are in the United States, so your information is disclosed overseas. The host holds it on our behalf and we remain responsible for it. If you would rather your details did not leave Australia, phone or email us instead. Our privacy policy sets out how we hold, use and disclose personal information, how to ask for access to it or have it corrected, and how to complain about the way we have handled it and what we will do in response.

This is an enquiry, not an application. Nothing here is credit advice or an offer of credit, and sending it is not an indication that finance is available or would be approved.

This confirmation is for our records. It is not the business purpose declaration that Australian credit law requires, in the form the law prescribes, before credit is provided — the credit provider will require that separately.

Gresco Group arranges funding and is not the lender. Fees and commissions may be payable to Gresco Group by a funder, by you, or by both. Ask us how we are paid on any transaction. Any terms, and every number in them, are the funder’s and are set out in writing before you proceed.
